Our 5 Step Approach to Home Buying
Step 1: Pre-Approval and Deposit
Make sure you have spoken to your mortgage specialist in order to obtain your pre-approval. It’s essential to have your financing in order before you begin the home buying process. This means you should also have money set aside for your deposit, so it’s readily available for offers. Sellers expectations are to have a bank draft submitted with the offer typically in the amount of 5% or more of the purchase price.
Step 2: Initial Consultation
Working with a Realtor is not a one size fits all. It’s important to find a Realtor that will best represent you throughout this highly competitive process. Once you have chosen a Realtor, it’s important to have a thorough consultation with them. At this time, an in-depth discussion will take place, so you can all go over the search criteria. At that time, the entire buying process will be discussed in detail. Given the competitive market, buyers need to act fast and set their expectations from the start. This will help streamline the process for a successful result!
Step 3: Finding a Property
After having a detailed consultation, you are ready to start looking for properties. We will set you up on an automated prospect match along with sending you specific properties that match the criteria you are looking for. We also have access to off-market properties and a strong network with top professionals to help find you the perfect property. We believe in being proactive, not reactive!
Step 4: Offer
Once you have found the perfect house it’s time to submit an offer. Given the booming market, buyers are typically relying on the sellers to provide a home inspection report. This will be a detailed discussion we have at the initial consultation to help assist you in fully understanding your rights (should you choose to rely soley on the seller’s home inspection report). You should also be educated on the implications of submitting a firm offer as this has now become an industry standard.
Step 5: Successful Transaction
If you are successful in acquiring a property, then your Agreement of Purchase and Sale will need to be sent to a solicitor to facilitate the closing. At this time, you can arrange for any buyer visits as well as arrange for movers, insurance and transfer all the utility bills.
